Nile Lodge

The Opportunity

Located within the London Borough of Ealing, this locally listed Victorian building dates from the 1880s. Originally constructed as a single-family residence, it has undergone a number of extensions and alterations throughout its history and was most recently used as a hostel.

The redevelopment comprises two distinct elements: 116 residential studio apartments within a shared living scheme and the creation of nine luxury semi-detached family homes. The shared living accommodation is centred around a landscaped internal courtyard and incorporates a range of communal amenities designed to foster a sense of community.

In keeping with the building’s locally listed status, the original front façade is being retained and restored, while the rear of the building is being comprehensively redeveloped to provide the modern facilities expected by future residents.

The second phase of the development delivers nine new-build semi-detached homes. Arranged around a shared residential street, the homes have been designed to encourage interaction and create an attractive environment for residents to socialise and relax.

Our Approach

The team led the procurement of the main contractor, who was initially appointed under a Pre-Construction Services Agreement (PCSA). Working collaboratively with the client and wider design team, we helped refine and deliver the project brief while maintaining a strong focus on quality, value and programme certainty.

A key challenge of the scheme was the retention and refurbishment of the existing façades. This required extensive option appraisal, technical coordination and stakeholder engagement to achieve the desired design outcomes while remaining aligned with the project’s budget and programme objectives.

Following a successful PCSA phase, which included detailed cost planning, risk management and commercial negotiations, Anstey Horne supported the appointment of the main contractor under a JCT Design and Build Contract. The proactive management of the pre-construction phase helped establish a robust delivery strategy, providing cost confidence and programme certainty ahead of construction.

The scheme is due to be completed early 2027.
