A burst pipe to a heating system flooded a staircase and basement to a Grade II Listed 18th Century Cottage in Admirals Walk
Our Building Consultancy team were called in to discover the source of the leak and remediate.
Because the offending pipe was embedded below a concrete screed access was not available.
Extensive track and trace investigations were necessary to find the location of pipework and most importantly its isolation points while trying to ensure as little of the property was affected by the opening up.
We were appointed to act for the owners and loss adjustor.
An initial assessment and investigation was carried out to ascertain the extent of damage and the cause of the leak, which was complicated due to the access issues.
Both on site investigations together with a review of historical drawings and discussion with the Architect from an earlier project was necessary to identify the appropriate isolation points.
The strip out works were procured simultaneously with preparation of the main reinstatement specification to limit overall programming.
The main remedial works were tendered and the scope and price agreed with the loss adjustors within 3 weeks.
Owing to the location and quality of the property a high quality of finish was required including replacement oak floors.
The owner subsequently employed us to refurbish the house.
