Our Cost & Project Management team expertly managed the removal and replacement of external cladding and insulation to achieve a B1 EWS1 certification for a significant project on Baker Street.

This seven-storey development, formerly an office building, was converted into an apartment block with mixed tenure apartments and commercial units on the ground floor.

Leveraging extensive experience in refurbishment schemes, EWS1 Inspections and building defects our team successfully delivered the Client’s brief securing the necessary sign-off from the local authority.

This project was procured via a single stage design and build route, with early investigative work to the stone cladding carried out under a PCSA to mitigate risk.

As commercial managers, we ensure cost-effective and efficient outcomes by reporting on the overall budget and running contract sum at monthly intervals. Our project managers proactively identify and mitigate issues through robust tracking and reporting systems, from the preparation of the project execution plan to issuing monthly progress reports. The Cost & Project management of this site in Baker Street presented unique challenges. The site has adjoining neighbors on both sides and restricted rear access through an undercroft via a private driveway. Maintaining access and minimizing disruption to neighbors and the public was crucial. The building's front sits directly on the pavement, requiring close collaboration with the local authority to determine license requirements and minimize disruption to the main road and bus stops on the roadside elevation.
