Commercial Road
We provided advice on all aspects of Party Wall & Neighbourly matters for the construction of 73-77 Commercial Road for developer Regal London.
The new hotel, designed by Dexter Moren Associates, will be operated by Staycity, through its ‘Wilde’ brand. The new development will be the second ‘Wilde’ hotel in London. The first opened on The Strand in March 2018.
When complete, the new hotel will provide 156 bed apart-hotel accommodation in of 68,795 sqft over 14 storeys. An ancillary café at ground floor level will provide active frontage onto Commercial Road. There will be a chamfered corner at the junction of Greenfield Road and Commercial Road. This is designed to maximise footfall and provide an engaging public realm directly outside the site.

Regal London acquired the site in 2016. The developer initially sought to deliver a resi led scheme of 164 homes in a 23-storey tower. Regal London changed their plans for the site to an office led option as commercial values in the area soared. In 2017, Tower Hamlets approved an application for an 11-storey tower with 50,000 sqft of offices. Because of an increase in hotel demand in the area there was a further change of plans to the scheme now being built.
We issued Party Wall notices to all adjoining properties to 73-77 Commercial Road to enable the start of construction in February 2018, with completion expected in 2021.
