Our Building Consultancy team were appointed by Apache Capital to investigate and report upon on the cause of ongoing water penetration to a commercial property.
The water penetration was affecting the occupation of the lower ground floors and required the design of extensive strip out and suitable remedial works to create a dry environment with the appropriate warranties.
Our instructions included an inspection of the property, carrying out specialist investigation works and reporting on both the cause and remedial options and associated budget costs available to the client to overcome the issues.
We were subsequently instructed to prepare a specification based on our recommendations for the strip out, installation of a new water proofing system and reinstatement of the basement including new finishes kitchenette and Staff WC suitable for the incoming tenant’s office fitout. As part of this our in-house CAD team prepared working drawings to support our specification for strip out and reinstatement
The project was tendered and let on a JCT Intermediate Contract and we undertook the role of Contract Administration through to completion. The project was completed under budget.
