A burst water Main flooded a basement classroom of the college causing major damage to classroom finishes, mechanical and electrical services, kitchen facilities toilet and lift.
To ensure the remedial works did not disrupt teaching time the works were separated into two stages
- Strip out works to allow drying and further assessment
- Design & Reinstatement works
We were appointed to act for the landlord and loss adjustor. We also negotiated a scope of works and price with the Loss Adjustor appointed by the Local Water Authority.
We carried out an initial assessment to ascertain the extent of damage and then arranged for emergency pumping out and drying to take place.
Time was of the essence as the college needed the teaching space due to an upcoming new term.
We prepared a specification, tendered the works and obtained agreement from both loss adjustors for costs associated with temporary accommodation.
Pre-existing issues with the floor were found during the investigation stage which required further assessment and work.
