Dering Street

Rights of light Dering Street

We advised on all aspects of Rights of Light for the redevelopment of Dering Street in Mayfair.

This Arts and Crafts building in the heart of Mayfair had been occupied by the same tenant since 1902.

MacCulloch and Wallis had occupied the property at 25-26 Dering Street. They began trading there in 1902, suppling the fashion trade with fine fabrics and trimmings from the same premises between Oxford Street and Bond Street in the heart of Mayfair. When they moved to larger premises in nearby Poland Street, the premises were available for redevelopment for the first time in nearly 120 years.

The building underwent extensive alterations internally, including the demolition and rebuilding of the main stair core to incorporate a new lift. Space within the building was increased by the removal of the existing roof and the creation of an additional floor to provide 3,230 sq ft of office space as well as a mansard extension to create a 3 bedroom flat. The retail on the ground floor was also extended to the rear with the addition of a new extrance.
