Rights to Light Dakota Hotel

We provided advice on all aspects of Rights of Light for the Dakota Hotel in Manchester.

Construction work has now completed on this nine-floor luxury hotel on Ducie Street, close to Piccadilly station in Manchester.

Designed by KPP Architects the Dakota Hotel has 137 luxury bedrooms, including 20 suites. The development includes the creation of a penthouse suite named the ‘Grand Deluxe’, which has a terrace overlooking the city and set to be the largest suite in Manchester at 1,800 sqft. Luxury services provided in the penthouse will include a chauffeur and butler

The nine storey hotel will also offer a 130 cover restaurant alongside a lounge, bar and a seperate champagne room and bespoke canalside cigar terrace. The building also includes bedrooms with terraces on the first floor.

The 0.6-acre plot was previously used as a surface car park. The canalside plot within the Piccadilly Basin regeneration area was acquired by Dakota Hotels, part of Leeds based Evans Property Group, from Town Centre Securities. The Dakota Hotel chain also has sites in Edinburgh, Glasgow and Leeds.
