

Royal Docks Masterplan Approved
Congratulations to the teams at Foster + Partner’s and John McAslan + Partners, whose masterplan for 5,000 homes in Silvertown has been approved by the Mayor of London’s office.
Anstey Horne advised on all aspect of daylight & sunlight as part of the masterplan to support the planning application.
Foster + Partners plans for the development include 19,000 sqm of industrial and workspaces, as well as 7,000sqm of shops, restaurants and bars, a new school and nursey as well as a new London parkland.
The masterplan for the site, known as Thameside West were produced for landowner the Greater London Authority and developer Keystone London.
Progress on planning has not been entirely smooth. The application was rejected by Newham Council in November 2019. The Mayor’s Office called in the application for its own determination shortly afterwards and has now given the development the green light.
The site is constrained by the City Airport flight path restrictions, and the Emirates Airline which disembarks at the site’s edge, creating a no-build zone at its centre. The Jubilee line and a road tunnel prevent building work on the land directly above, and the DLR weaves its way over half the site. Situated next to the Thames, the site benefits from almost 1 kilometre of uninterrupted river frontage, offering fantastic views.
Detailed plans for the first phase of the development were designed by John McAslan + Partners, and work is expected to start on site shortly. This initial phase includes 401 mixed tenure homes and more than 3,000sqm of workspace.
